- Real-estate risk. Property values fluctuate. Construction, permitting, tenancy, insurance, and market conditions can materially change outcomes.
- Operator risk. Your investment depends on the performance and integrity of the operator listing the offering.
- Regulatory limits. Annual limits on how much you may invest exist for your protection and are enforced by the platform based on your state and the offering's legal structure.
- Escrow. Funds are held in escrow until an offering completes its raise; if a raise fails, funds are returned per the offering's terms.
